Developers are moving forward with Ora Hotel and Residences, a 39-story luxury condo-hotel planned for 1107 East Jackson Street in Tampa’s Water Street district. The project is led by ARC Realty Group, with Bob Lyons of Sunwest Construction and Jay Roberts of Prosper Group as co-developers. The site, located at the intersection of East Jackson Street and North Meridian Avenue, is just north of the former Ardent Mills flour mill.
Designed by Adache Group Architects, the $600 million development will feature 622 units, including 31 private residences occupying the top four floors. Hotel-condo units will be available for purchase on floors 17 through 35, while the lower levels will host traditional hotel rooms.

The tower is set to include over 45,000 square feet of amenities, featuring:
• A 10,000-square-foot signature restaurant
• A 15,000-square-foot convention area
• A lobby bar and café
• A fitness center with a steam room
• A rooftop deck with an infinity-edge pool, spa tub, DJ stand, large outdoor TV, and bar and restaurant
• A helipad, providing direct aerial access
ARC Realty Group is closing on the build site in phases, with one parcel set to close in June and the final transactions anticipated by November 2025. The development team has placed nonrefundable deposits on all parcels, with funding secured primarily through private investments from the developers.
Ora Hotel and Residences marks a significant addition to Tampa’s skyline, bringing a luxury hospitality and residential experience to the city’s fast-growing downtown core.
