FAA Permits Submitted for 1,046-Foot Supertall Tower at 1201 Brickell Bay Drive in Brickell, Miami

Permits have been submitted to the Federal Aviation Administration (FAA) for work on a supertall tower at 1201 Brickell Bay Drive in Brickell, intended to house Citadel’s new headquarters. According to the FAA application, the proposed building would rise to 1,046 feet above ground, or 1,049 feet above sea level, securing its place among the city’s tallest planned structures. The financial giant acquired the 2.5-acre development site, bound by SE 12th Street in the north and Biscayne Bay on the east, in a $363 million transaction in April 2022, marking one of Miami’s largest real estate deals.

Citadel Revealed As Buyer Of 2.5-Acre Development Site At 1201 Brickell Bay Drive In Miami

The buyer behind the last remaining prime water front development site in Brickell, 1201 Brickell Bay Drive, has been revealed to be Citadel, a multinational hedge fund and asset management company led by CEO Ken Griffin. The 2.5-acre site sold for a record-breaking $363 million back in April 2022, but the buyer’s identity was hidden behind a Chicago-based limited liability company. Miami-Dade County property records now show the site was sold by TWJ 1201 LLC, an entity linked to Tibor Hollo’s Florida East Coast Realty (FECR), to 1201 Brickell Bay LLC. Hollo paid $15,500,000 for the site nearly 22 years ago, yielding an approximate 2300% profit.

Last Prime Waterfront Development Site In Brickell Where Two Supertalls Were Planned Sells For A Record-Breaking $363 Million

Florida East Coast Realty (FECR), the developer behind Miami’s current tallest skyscraper, the 85-story Panorama Tower, has sold the last remaining prime waterfront development site in Brickell for a record breaking $363 million to 1201 Brickell Bay LLC, managed by Randall Davis in Chicago. FECR, led by real estate visionary Tibor Hollo and his family, held ownership of the property since around October 2000, which according to city records was originally purchased for $15.5 million. The property is addressed as 1201 Brickell Bay Drive, a 2.5-acre site bound by Southeast 12th Street on the north and Brickell Bay Drive on the west intersecting Southeast 12th Terrace. In 2016, FECR along with Corigin Real Estate Group and McCourt Global properties, announced plans for two 1,049-foot supertall mixed-use towers with 660 units designed by Foster + Partners dubbed ‘The Tower by Foster + Partners’, but those plans were never realized.

Envisioning The Future Supertalls Of The City Of Miami

In recent years, the city of Miami has seen an influx of proposals for supertall skyscrapers; this supertall is defined as a building reaching the height of 300 meters or greater, or a minimum of 984 feet. Various developers have put together elite teams of architects and engineers to bring the phenomenon to South Florida, yet as of today, none have been constructed. Skyscraper construction is no myth in the area as the city’s skyline is densely packed with hundreds of high rises, and perhaps even some that visually appear to come close to 300 meters, but a legitimate supertall has yet to come to fruition. This could be due to various factors, such as funding or engineering obstacles; maybe in the past the demand wasn’t there. But what we do know is that the FAA, the Federal Aviation Administration, has approved a handful of supertall skyscraper proposals. These are the most recently proposed and approved projects.
