Terrazul Student Housing at FIU Receives Temporary Certificate of Occupancy

Temporary Certificate of Occupancy (TCO) has been approved for Terrazul, a new student housing development for Florida International University (FIU). Developed by AARE Sunbelt, an affiliate of Adam America Real Estate, and JW Capital Management, the project is located at 700 Southwest 107th Avenue in the University City district. Coastal Construction Group served as the general contractor, and Niles Bolton Associates is the architect.

Plans have been filed for a 12-story multifamily development named Aventura Station II at 2541 Northeast 192nd Street in Ojus, Miami-Dade County. Adam America Real Estate and Stellar Communities spearhead the project under Ojus Assemblage TIC LLC and Ojus Assemblage PO LLC. The development, designed by ODP Architecture & Design, aims to offer 223 multiple-family dwelling units, comprising 18 workforce housing units and 205 market-rate units. With a maximum height of 136 feet and a floor area ratio of 3.22, the proposed building will provide affordable and market-rate housing options, contributing to the community’s housing needs.

AARE Sunbelt, an affiliate of Adam America Real Estate, a privately held real estate development and investment company with over 42 renovation and development projects launched since 2009, and Stellar Communities, a leading residential real estate development company in Florida with 3,000 homes delivered since 2009, recently announced the acquisition of 7.2 acres of fully-entitled land at 4200 Southwest 54th Court in Dania Beach, Florida. The joint-venture partners plan to build a 6-story, 275-rental-unit multifamily development in close proximity to the newly built Seminole Hard Rock Hotel & Casino. The transaction marks the joint-venture partners second land acquisition planned for multifamily development in the heart of South Florida.
