Terrazul Student Housing at FIU Receives Temporary Certificate of Occupancy

Temporary Certificate of Occupancy (TCO) has been approved for Terrazul, a new student housing development for Florida International University (FIU). Developed by AARE Sunbelt, an affiliate of Adam America Real Estate, and JW Capital Management, the project is located at 700 Southwest 107th Avenue in the University City district. Coastal Construction Group served as the general contractor, and Niles Bolton Associates is the architect.

The 22-floor student housing complex comprises 932 units. It includes 20,000 square feet of amenity space, featuring a state-of-the-art fitness center, outdoor pool and sunset deck, sky lounge, conference room, ample study spaces, club room, game room, barbecue grills, running track pathway, and a dog park/walk area. The property will also feature 647 parking spaces and 15,442 square feet of retail space.

Terrazul features a contemporary architectural design with a U-shaped structure that provides an inner courtyard and pool area, bound by SW 7th Street to the north, SW 107th Avenue to the east, and SW 7th Terrace to the south. The building presents a modern aesthetic with clean lines and a combination of white and gray tones. The exterior façade alternates between these colors, creating a pattern that emphasizes the building’s verticality. The fenestrations are a mix of large and smaller windows, allowing natural light to enter the interior spaces while offering views of the surrounding area.

“The completion of Terrazul is a significant milestone for the entire project team. It is a great addition to the ever-evolving FIU campus,” said Tom Murphy, Jr., Chairman and CEO of Coastal Construction Group. “This is not the first project we have built for FIU’s students, and we are happy to continue our strong partnership with the university.”

The TCO for FIU’s Terrazul Student Residences was achieved on May 24th.

  1. The monolithic nature of that sheer flat side is truly odious. The randomized strips of dark and lights paneling is tired. This will age very poorly. Not only that, the fact that it’s student housing makes me suspect it is horrendous quality.

  2. All that’s missing is the bars on the windows. I’ll bet DeSantis designed it.

  3. Just curious since they have a Temporary CO. Did Coastal oversee the bridge that collapsed a few years ago killing some people?
