46-Story Tower Designed By FSMY Architects + Planners Proposed For 100 NW 7th Avenue In Fort Lauderdale

On April 23, the Development Review Committee in Fort Lauderdale began reviewing plans for a new 46-story multi-family development at 100 Northwest 7th Avenue, situated just a few blocks east of Brightline’s Fort Lauderdale Station. The project, designed by Josh Bailey of the local architecture firm FSMY Architects & Planners and developed by Miller Property Invest and Bellissima Real Estate—both managed by Sidney Miller and family—proposes a 540-foot-tall structure to rise on currently vacant land parcels. The development is planned to encompass a total floor area ratio (F.A.R.) of 475,537 square feet, which includes 288 apartments, 2,032 square feet of retail space, and 290 parking spaces. KEITH has been appointed as the project’s landscape architect and civil engineer.

Developers Related Group and GTIS Partners, in partnership with the luxury hospitality company Viceroy, have announced the development of Viceroy Brickell – The Residences (Viceroy Brickell). Located at 77 Southeast 5th Street in Miami’s Brickell neighborhood, this 45-story tower, already under construction, was initially envisioned as a rental project but has since been repositioned as a condominium development. This marks Viceroy’s first standalone residential venture. Designed by the internationally acclaimed firm Arquitectonica, the building will feature interiors by award-winning studio Meyer Davis. With John Moriarty & Associates as the general contractor, construction is projected to top off later this year and be completed in early 2026. Fortune International Realty serves as the exclusive sales agency.

This project represents a significant advancement in expanding high-quality residential options within the Orlando–Kissimmee–Sanford Metro area. Located on the south frontage of State Road 46, between Upsala Road and Sewell Road, Tuscany Village is strategically positioned to become a key community in Sanford. The development will feature 420 residential units distributed across seven four-story buildings. A date for the commencement of construction is expected to be announced in the coming weeks, with a phased completion targeted for 2026.

The 36-hour continuous pour began on Friday, March 29, and was expertly managed by general contractor Jacob Companies in a joint venture with Okan Construction.

Construction on Una Residences, Brickell’s first waterfront residential development in over a decade, has reached its full height, topping off at 47 stories. This 579-foot-tall building, designed by the internationally recognized architectural firm Adrian Smith + Gordon Gill (AS+GG) with Revuelta Architecture International as the architect of record, features 135 spacious condominiums offering unobstructed views of the Atlantic Ocean, Key Biscayne, and the Downtown Miami skyline. The ultra-luxury project, developed by OKO Group and Cain International, is located at 175 Southeast 25th Road within the secluded and scenic South Brickell enclave. Civic Construction, in a joint venture with Ant Yapi, serves as the project’s general contractor. Completion is anticipated in early 2025.

Referred to as Metro 2 at Edgewater (Metro 2) in the application, the project is designed by Burgos Lanza & Associates and developed by Metro Tower II LLC. The proposed building is set to rise 320 feet to the upper roof slab or 335 feet, including the highest decorative screen. It is expected to offer 349,193 square feet of space, encompassing multi-family dwelling units, lodging units, office space, and ground-floor commercial space. The plans also include on-site parking and a diverse array of amenity spaces. Schwebke-Shiskin & Associates Inc. is listed as the land surveyor, CMPLX as the civil engineer, and JFS Design, Inc. as the landscape architect. The Urban Development Review Board hearing is scheduled for April 17.

(EED), has closed on financing and commenced construction on Naranja Grand II, a new $71 million affordable apartment community comprised of 200 residences in Homestead, Southwest Miami-Dade County. Naranja Grand II is the second phase of a comprehensive two-phase development, addressing a critical need for affordable and workforce housing in Miami-Dade County. The first phase of Naranja Grand – which caters to seniors aged 55 and older – commenced construction on its 120 residences in January. The design and construction team for Naranja Grand II includes ATL Architecture, general contractor Gomez Construction, engineer EAC Consulting, interior design by Builders Design, and landscape architecture by Sieger Suarez Architects.
