ELLE Residences Miami will bear the ELLE name as part of a licensing agreement signed with Lagardère Médias News, owner of the ELLE brand. Designed by Behar, Font & Partners and developed by Urban Network Capital Group (UNCG) and Vertical Developments, the 25-story condo will feature 180 units, with short-term rentals permitted. Through affiliate Residences at 5th Avenue LLC, the developers filed plans earlier this year for the 19,292-square-foot site at 445 and 455 Northeast 36th Street and 3618 and 3630 Northeast Fifth Ave in Edgewater. The site was acquired for $13.5 million in 2023.
According to UNCG and Vertical Developments, ELLE will collaborate with The One Atelier on the interior design of the building. “Elle’s long-standing brand success stems from our pursuit of innovation, and we take pride in continuing to challenge the status quo as Elle enters a new era with residences,” stated Constance Benqué, CEO of Elle International and Lagardère News. “This project will represent a groundbreaking concept, offering captivating gateways for owners and residents to experience condo living through a fresh lens and the visionary perspective of Elle.”
Units will range from 450 to 845 square feet, and residents will have access to two floors of amenities, including a gym, an outdoor fitness lawn, a meditation garden, a steam room, a sauna, a cold plunge pool, a summer kitchen, an outdoor movie theater, a lounge, and two pool decks. The building will also include 7,290 square feet of retail space and 121 parking spaces utilizing vehicle lifts.
“This groundbreaking residential project will debut a new legacy for ELLE, one of which we are proud to share in the next chapter of this influential brand,” stated Fernando de Nuñez y Lugones, CEO of Vertical Developments. “Our aspiration is not just to build a tower but create an ownership experience that amplifies modernity with the timeless sophistication of ELLE’s nearly 80-year history.”
The project is located between Edgewater, near the Miami Design District, on the south side of Interstate 195, along the exit ramp. Four small apartment buildings currently occupy the property. In recent years, more condo developers across South Florida have tapped luxury brands—from fashion to automotive to restaurants—to establish an identity for their projects and appeal to like-minded buyers.
The developers plan to break ground in 2025.
