CREI Holdings Secures $67 Million In Construction Financing For ‘ Li’l Abner III’ Affordable Housing Project In Sweetwater, FL

CREI Holdings has secured a $67 million construction loan from Centennial Bank to build an affordable workforce housing mid-rise building at 455 Northwest 114th Avenue in the City of Sweetwater, Miami-Dade County. Construction of Li’l Abner III is set to begin in the second quarter of 2024 and be completed in the second quarter of 2026. Prospective tenants can now register for future leasing opportunities.

Fort Lauderdale-based BTI Partners has reached a significant milestone with the topping-off of The Bread Building, a 25-story apartment tower at 1740 South Young Circle in downtown Hollywood. The redevelopment of the former Hollywood Bread Building site will bring 362 luxury apartments and 16,000 square feet of retail space to the city’s vibrant heart. Modis Architects is the design architect, Adache Group Architects is the architect of record, and Bliss & Nyitray is the structural engineer Witkin Hults + Partners is the landscape architect, KEITH is the civil engineer, and JALRW Engineering Group is the MEP engineer Civic Construction is the general contractor.

Today Onyx Housing Group, a multifaceted real estate development firm based in South Florida, announced the closing of six land parcels at 16300 Southwest 296th Street in Homestead, Florida. The 150,201 square foot, 3.45 acre-lot was asking $4.95 million and will be the future home of Regatta Point, a $46.5 million-dollar multi-family project. Current Real Estate Advisors’ Alejandro Snyder & Michael Williams represented Onyx Housing Group and Lisa Gonzalez (KW Commercial) represented the sellers, Jeffrey Jay and Ana Maria Butt. Regatta Point is the second south Miami-Dade project by Onyx partners Shadi Shomar & Gonzalo De Ramon. Shomar also leads Miami-based Arte Hospitality, a hotel firm that owns properties including Bentley Hotel South Beach at 510 Ocean Drive in Miami Beach.

A local South Florida developer hopes to get approval for an eight-story housing development that would offer both two-bedroom and three-bedroom floorplans. Vielix Investments has proposed Vielix 441, which would feature 36 units and measure about 900 square feet to 1,230 square feet each. There would be 73 parking spots (about two per unit).

A joint venture between South Florida-based developers Merrimac Ventures and Aria Development Group is preparing to break ground on 600 Miami Worldcenter, a 32-story condominium tower set within Downtown Miami’s Miami Worldcenter 27-acre mixed-use development, which will deliver 606 fully furnished units with no restrictions on short-term rentals. The upcoming groundbreaking will be made possible with a $95 million construction loan from Banco Inbursa to fund the sold-out tower’s development at 600 Northeast 1st Avenue. Construction is expected to be completed in 2026.
