Another residential tower designed under Florida’s Live Local Act is moving forward in Miami, this time in the Edgewater neighborhood. Tulip Developments Group’s planned 47-story high-rise at 3350 Biscayne Boulevard is scheduled for review by the city’s Urban Development Review Board on October 15. The project marks another Live Local Act tower with Kobi Karp Architecture & Interior Design serving as the architect, which also designed the recently filed 55-story Live Local tower proposed in Overtown. Kimley-Horn serves as the landscape architect, and Zephyr Engineering is the civil engineer.

Construction has started on two affordable housing projects in Sarasota, both of which mark the second phase of their respective developments. Upon completion, the pair will deliver 208 units.

A 575-foot-tall tower poised to anchor and redefine the Overtown skyline could soon rise at 1210 NW 2nd Avenue, introducing a new scale of vertical development to one of Miami’s most historic neighborhoods. The proposal was officially submitted for review on the afternoon of October 15, 2025, under Florida’s Live Local Act, which enables developments to exceed standard zoning limits in exchange for designating 40 percent of units as workforce housing.
