Kolter Urban is proceeding with its fifth project under the Water Club banner.

Subtext has announced the opening of VERVE Orlando, a 626-bed student housing development at 3133 North Alafaya Trail near the University of Central Florida in Orlando. The 446,078-square-foot property features 200 residential units ranging from studios to five-bedroom apartments. Developed in partnership with FrontRange Capital Partners and Nuveen Real Estate, the project was designed by Dwell Design Studio, with interiors by ESG Architecture & Design. Live Oak Contracting served as the general contractor.

Allen Morris Co. has announced a public-private partnership with the City of Coral Gables and Agave Holdings, owner of The Plaza Coral Gables, to undertake a comprehensive redesign of Fred B. Hartnett Ponce Circle Park at 2810 Ponce de Leon Boulevard in Coral Gables, Florida. The project, valued at more than $10 million, will introduce new public art, landscaped gathering spaces, an open-air performance venue, and pedestrian infrastructure improvements along surrounding streets. The redesign is led by Maria de la Guardia of de la Guardia Victoria Architects & Urbanists in collaboration with Andres Arcila of Naturalficial, with planting design coordinated with Fairchild Tropical Botanic Garden.

Atlanta-based PulteGroup has plans for an expansive residential community in Manatee County.

Berkadia has arranged $36.7 million in acquisition and refinancing loans on behalf of Rental Asset Management (RAM) for three multifamily properties across Florida, including two in Miami-Dade County and one in Pasco County. The transactions include acquisition financing for the newly completed RAM Four Hialeah in Hialeah and refinancing loans for The Devonshire in Miami Springs and Summer Lake Villas in New Port Richey.
