Plans are in the works for a mixed-use development that will replace Bradenton City Hall in Manatee County.
The Vias will feature four buildings. The tallest is a 20-story condo with 95 units; there will also be a 14-story, 130-room hotel, an eight-story building with 350 apartments, and an eight-story parking garage with 700 spaces. Per the Bradenton Herald, other features of the Vias include 20,000 square feet of retail, 8,600 square feet of restaurant space, and communal gathering areas.

L&L Development Group has plans to close on the project’s build site in 2026, where it will purchase the parcel for $14.1 million. Bradenton’s City Council is the seller; the city is still seeking a new location for its future headquarters. Construction is intended to start on the Vias within two years of closing.
The Vias intends to transform Bradenton’s Manatee River waterfront and meet the demand for urban living. It will also pump more revenue into Bradenton’s local economy, as it enjoys a robust tourist season.
The Vias isn’t the only transformative project intended to elevate Bradenton. Construction is also continuing on the new police headquarters, which will finish construction in the fourth quarter of 2026. That project will feature a 50,000-square-foot office building and a parking garage.
