A South Florida-based developer hopes to get approval for a for-sale townhome complex in Palm Beach County. Hibiscus Gardens would comprise 48 townhomes in nine buildings. The venture would offer 100 parking spots (averaging to about two per unit) and feature five workforce housing units.
According to Palm Beach County records, workforce housing is defined as affordable housing, usually designated for tenants earning 60 to 140 percent of the area median income (AMI). As of 2024, Palm Beach County’s median income was $104,000. Homes at Hibiscus Gardens would measure 1,500 to 1,800 square feet.

Hibiscus Gardens follows a growing trend of building attainable housing on infill lots. Recently, Florida YIMBY reported on Lofts at Carver Theater, an 11-story development that would offer 71 residences and community space. The pre-application for that project was filed earlier this month.
Hibiscus Gardens still needs various approvals from multiple county departments before it can start construction. It’s been proposed for 6295 S Military Trl, Greenacres, FL, 33463, in Palm Beach County.
