Developers James Hettinger, LLC and Clendenon Properties, LLC are moving forward with a low-rise residential complex in Tampa, Florida. The venture, which our sources call 4th Avenue Apartments, is planned to measure five stories above grade and offer 91 units.

According to Floridian Development, the pair recently made revisions that included lowering the façade’s height from 56 feet to 44 feet and including 97 parking spots. The project will also feature a corner bodega that has been expanded from 803 to 883 square feet.

4th Avenue Apartments will feature studio to two-bedroom homes; most (if not all) residences come with private balconies. Communal amenities include electric vehicle charging stations, a communal covered patio, and multiple bike racks.

GROH Architecture designed the project. Renderings from the Tampa-based firm show mosaic flooring and a brick exterior. The bodega has Cuban tiles at the entrance, as well as cabanas facing 18th Street.

For the project to proceed, the developer would demolish the former Tamborello Bros. service station, the site of a historic business that operated for more than 70 years. Some renderings show the name “Tamborello” on the building’s façade, suggesting a possible name.

A public hearing regarding 4th Avenue Apartments is set for July 31st. At the time of publication, the developer had not yet filed for construction permits. The venture is planned for 1715 E 4th Ave, Tampa, Florida, 33605, in Hillsborough County.
