A development boom has been picking up speed throughout the southern stretches of Miami-Dade County, and a new pre-application meeting request just recently filed to the Department of Regulatory and Economic Resources has revealed the next developer to join the trend. The Related Group is proposing to improve 10-acres of land in the Princeton Community Urban Center at the eventual intersection between Southwest 244th Street and Southwest 127th Avenue. The plans call for a 335-unit multi-family complex with up to 5000 square feet of amenities and 360 square feet of retail across an 8-story mid-rise building and multiple 2-3 story garden-style buildings. Chisholm Architects is responsible for the design.
The 436,600-square-foot tract of land is currently underdeveloped and surrounded by several other vacant properties, mostly filled with greenery as it was likely previously used for agricultural and vegetation purposes. There is no specific address as of yet as Southwest 244th Street nor Southwest 242nd Street cross over to Southwest 127th Avenue, but the nearest property with a numbered address is the parcel of land just south at 24450 127th Avenue. South Dixie Highway is just a few minutes west of the site, which grants access to the northern side of the county. The massing rendering also reveals there will be an additional road built to be recognized as Southwest 127th Road, which runs parallel to Southwest 127th Avenue, but within the interior lot.
The new buildings are to yield two and three bedroom apartments, with the potential for some units to be reserved for workforce housing. 459 parking spaces will be available at grade level.
Although the Related Group is the owner of the application, Princeton Land Investments LLC is listed as the owner of the land, a company managed by KG Group LLC.
The application was filed on August 13, 2021, but no meeting date has been mentioned.

Why are there not more parking spaces per each unit? There seems to be only 1 1/4 parking space per unit. I hope that you let each family that wants to purchase one of these units, that there will only be ONE parking space for their unit. Shame on your company for doing this to families, just to build more units and put more money in your pocket.
