Activity Spotted At The Site Of The Kobi Karp-Designed Miami Riverwalk Towers In Brickell

Activity has been spotted at the site of the Miami Riverwalk Towers mega development, a 4.2 million-square-foot multi-building mixed-used project planned for the western perimeters of Brickell, Miami. Designed by Kobi Karp and developed by CG Miami River LLC, lead by New York City’s Meyer Chetrit, the development is projected to yield 1,678 residential units, 330 hotel rooms, nearly 197,000 square feet of retail space, and just over 98,000 square feet of office space. The first of four towers may soon go vertical at 275 Southwest 6th Street, the northwestern section of the site, and rise 54 stories topping out at 643-feet.

According to The Next Miami, construction of a new seawall is now underway, along with the demolition of select existing seawalls. There is also demolition work on-going on some of the existing buildings. Tree removal, clearing & grubbing has begun as well. The developer had electrical permits approved on August 20, 2021 for the installation of electric support systems for construction with Caymares Martin Electrical Contractor Inc listed as the contractor at the cost of $50,000. A utilities deal was signed back in July 2021, with the developer paying over $3.3 million in connection charges, including an initial charge of $2,114,223.36 with an additional $1,179,608.60 for the Brickell Basin II sewer connection.

As per the Construction Journal, Miami Riverwalk Towers is now labeled as ‘Under Construction’ and having commenced in August 2021, despite building permits still pending from private provider MTCI.

Pre-construction financing of $15 million was secured from Michael Dell’s MSD Partners, bringing the total funds committed to the project to $70 million. The overall cost for the first tower of Miami River is estimated at $205,878,500 for 1,176,448 square feet of new construction, projecting a total cost for the entire project around $1 billion.

GT McDonald Enterprises is is the general contractor.

    the 10 story pedastal base of this entire project – the architecture and bridges and facades is designed by Roman and Williams. Kobe Karp designed the towers.
