PMG, E11EVEN Partners Submit FAA Application For 699-Foot-Tall E11EVEN Residences Beyond

The second E11EVEN-branded tower being planned by national investment and development firm Property Markets Group and E11EVEN Partners, led by Michael Simkins and Marc Roberts, is now under review by the Federal Aviation Administration (FAA). The 65-story structure, dubbed E11Even Residences Beyond, is proposed to rise 699-feet, or 709-feet above sea level at 90 Northeast 11th Street in Miami’s Park West district, mirroring the planned height and floor count of the first tower, E11EVEN Hotel & Residences. 461 condominiums are planned to be developed from this project, which is designed by Sieger Suarez Architects with award-winning design firm AvroKO Hospitality Group handling interiors. The developers applied for building permits on June 29, 2022.

Four building permits were filed for the 65-story tower, each at 699-feet, and aligning in the form of a square, matching the general foot print of the building in the renderings. The property is located on the eastern end of the city block, more specifically at the cross between Northeast 1st Avenue and Northeast 11th Street, a 12,500-square-foot lot thats currently improved with a single-story entertainment venue destined for demolition. Demolition permits for the 11,250-square-foot building were filed on November 2021, but remain pending and in need of applicant corrections. The BG Group LLC is the contractor; the scope of work is estimated to cost $75,000.

The rendering below depicts both E11EVEN towers connected by a sky bridge. E11EVEN Hotel & Residences broke ground last November, but Miami’s DOB lists the excavation permits as still under revision, so most likely this phase of the project hasn’t progressed too much since the ground breaking ceremony. Permits for vertical construction have not been filed.

E11EVEN Residences Beyond is reportedly going to have a helipad. FAA approvals are required for this type of amenity.
