FAA Approves 637-Foot Height for Edge House Miami at 1825 Northeast 4th Avenue in Edgewater, Miami

The Federal Aviation Administration (FAA) has approved the height for Edge House Miami, a new 57-story condominium tower planned at 1825 Northeast 4th Avenue in Miami’s Edgewater neighborhood. According to an FAA determination letter issued on August 19, the tower can rise 637 feet above ground or 641 feet above sea level. Designed by Kobi Karp Architecture & Interior Design with interiors by Adriana Hoyos Design Studio and developed by Grupo T&C, a prominent developer from Peru, the 734,644-square-foot development will offer around 600 fully finished and furnished residences ranging in size from 375 to 1,242 square feet and include studio, one-bedroom, one-bedroom plus den, and two-bedroom layouts. Features of the units include nine-foot-high ceilings, floor-to-ceiling windows, and, in select residences, private outdoor terraces.

Edge House Miami is designed to provide a modern living experience with comprehensive amenities and services. The development’s architectural design showcases a gently concaved superstructure with prominent horizontal lines that lend a rhythmic verticality to the tower’s form. The base of the building is clad in vertically oriented gold metallic elements, contrasting with the glass façade that dominates the upper floors. A wave-like motif spans vertically across the tower, adding a distinctive texture that subtly echoes Miami’s maritime heritage.

The interiors of the residences are designed with European cabinetry in kitchens, high-end appliances, stainless steel sinks, and bathrooms with imported European cabinets, frameless glass showers, and top-tier fixtures. The units have fully outfitted closets, high-efficiency washers and dryers, and Smart Building technology for enhanced connectivity and home management.

Edge House Miami will offer a variety of amenities, including poolside terraces with lounging areas, active and serene pool options with city skyline views, versatile lounge spaces, a kids club, and a wellness center with a gym, yoga studio, and private rooms. The property will also feature co-working spaces, 24/7 valet service, a welcoming reception and concierge, and a lobby lounge with a bar and gourmet coffee.

The landscaping, designed by Witkin Hults & Partners, includes a wraparound garden and an exclusive outdoor park with a dedicated dog area, contributing to a serene and inviting environment for residents. The project’s location in Edgewater places it within close proximity to Margaret Pace Park, the Venetian Causeway, and the Arts & Entertainment District, with easy access to Midtown, Downtown, and Miami Beach.

Miami’s Building Department received two applications for new construction permits at the property on August 2 and 21, now pending acceptance. The permit lists Meridian TC Real Estate Group LLC, an affiliate of Grupo T&C, as the applicant. Thornton Construction is listed as the general contractor on the first permit, and the second permit lists the project’s estimated cost at $128,562,701.

Douglas Elliman Development Marketing has been appointed as Edge House Miami’s exclusive sales and marketing broker.
