FAA Permits Filed for 28-Story Residential Tower in Miami’s Little River Neighborhood

Developers 8038 and 165 Owner LLC, an Infinity Collective and MVW Partners affiliate, have submitted FAA permits for a new residential tower planned for Miami’s Little River neighborhood. Filed on September 17, 2024, the request asks for approval to construct a 360-foot-tall building, or 368 feet above mean sea level. The application is currently under review by the Federal Aviation Administration, marking a significant milestone for the development.

The proposed tower, located at 165 Northeast 80th Terrace and 8038 Northeast 2nd Avenue, is a 28-story building designed by Arquitectonica. It will offer 454 residential units, 40% of which will be designated as workforce housing for individuals earning up to 120% of the area’s median income. These workforce units will range from 410-square-foot studios to 667-square-foot one-bedroom apartments. Market-rate units will range from 581-square-foot one-bedrooms to 1,162-square-foot two-bedroom apartments, ensuring diverse housing options.

The project will also include 19,900 square feet of commercial space and 697 parking spaces. The eighth-floor amenity deck will feature a pool, sports court, gym, entertainment room, dining room, and kids’ room. Retail spaces, coworking areas, and a dog wash station will be located on the ground floor, adding convenience and enhancing the community atmosphere.

The development team acquired the 2.17-acre site, a former AT&T telecommunications facility, for $13.36 million in 2022. By leveraging Florida’s Live Local Act, the developers bypass traditional zoning restrictions, allowing for increased height and density in exchange for dedicating a portion of the units to workforce housing. Pending FAA approval, construction is expected to commence in the second quarter of 2025.
