Plans have been filed with Fort Lauderdale’s Development Review Committee (DRC) for the Adria Condominiums, a five-story, roughly 55-foot-tall residential project at 90 Isle of Venice Drive along the Rio Cervante Waterway. Designed by Adache Group Architects, with civil engineering by Craven Thompson and landscaping by EcoPlan, the development is proposed by Ninety Isle of Venice, LLC, an affiliate of Red Bank, New Jersey-based SFC Enterprises, Inc. The DRC will consider the plans on October 22.
The 28,238-square-foot structure will feature eight multifamily units, with two units per floor. The units will be 2,961 or 2,977 square feet, each offering four bedrooms and a range of upscale amenities. The project will rise on a 0.33-acre site zoned RMM-25, designated for medium-high-density residential development. Key features include a ground-level garage with architectural vertical slats, pedestrian-oriented landscaping, and a public sidewalk along Isle of Venice Drive to enhance street activity.
The project’s exterior elevations will feature a combination of white stucco, light and dark gray painted stucco, glass railings, and clear aluminum mullions. Vertical wood-look screens, limestone veneer, coral stone veneer, and perforated white aluminum panels will also be used. Additional elements include a rooftop screening system and insulated windows.
Above the garage, the four residential floors will feature a modern aesthetic with white and gray tones, extensive glazing, and asymmetrical façades accentuated by a frame connecting stacked balconies. The building’s water-facing side will incorporate a perforated screening element to enhance its visual appeal from the Rio Cervante.
Residents will enjoy a ground-level swim spa deck with lounge seating, a barbecue area, and a boat dock, while private rooftop patios, ranging from 418 to 747 square feet, will provide outdoor spaces for each unit. The developer is seeking to modify the required setbacks, proposing a reduction to 21 feet for the front yard and 17 to 20 feet for the side and rear yards. Additionally, the plans call for a pool and deck within the 20-foot landscaped area adjacent to the waterway.
