FAA Permits Filed For Related’s ‘East’ And ‘West’ Office Towers At 550 S. Rosemary Avenue In West Palm Beach

A filing with the Federal Aviation Administration on November 21 has revealed that Hudson Yards developer Related Companies has applied for building permits for another new office project in West Palm Beach. Named the East and West Towers, this project will be located at 550 South Rosemary Avenue, signaling a significant step towards developing the 1-million-square-foot complex and continuing Related’s trend of expanding its office portfolio in the evolving intracoastal city. The permit details include the East Tower reaching 345 feet above ground, or 366 feet above mean sea level, while the West Tower is planned to rise 335 feet above ground, or 356 feet above mean sea level. If approved, both towers would be among the tallest in West Palm Beach. The East and West Towers are part of Related’s redevelopment within the mixed-use project The Square, formerly Rosemary Square.

A total of 27 building permits have been filed for the East and West Towers project, featuring structural heights that range from as low as 263 feet to a maximum of 345 feet. These filings reflect a continuing trend in West Palm Beach of proposed projects surpassing the 330-foot mark, a height once benchmarked by the city’s former tallest buildings, the 32-story The Plaza of the Palm Beaches towers. This trend is indicative of a push towards further elevating the city’s skyline.

The East and West Towers are set to encompass nearly 1 million square feet, including 60,000 square feet of ground-level retail and restaurant space, and an additional 40,000 square feet dedicated to outdoor activity areas. The developer has emphasized that both towers will be designed with a focus on maximizing energy and water efficiency, aiming for reductions of 15% and 20%, respectively.

The design of the East Tower, a 24-story building with 485,000 square feet of office space and 20,000 square feet for retail and restaurants, is being undertaken by Miami-based Arquitectonica and Hollywood-based ODP Architecture & Design. A notable feature of this tower will be its rooftop amenity deck, complete with a sky garden. On the other hand, the West Tower, a 22-story structure offering 480,000 square feet of office space and additional ground-level retail space, is being designed by New York-based Kohn Pedersen Fox and ODP Architecture & Design, and will also include a rooftop amenity deck.

Related Companies currently owns the majority of the Class A office space in downtown West Palm Beach, a market where office rents have reached unprecedented levels. The company completed and fully leased their 360 Rosemary office building in 2021, has proposed a 25-story, 386-foot-tall office building at 515 Fern, and is expected to complete the 25-story, 365-foot-tall One Flagler office tower in 2024. They plan to commence construction on the East and West office towers in 2024, with a projected completion date in 2026.

    No more movie theatre downtown. Soon, no more comprehensive grocery store downtown.
    Condos, office space, and bars. That will be WPB.

    • Another grocery store is supposed to be coming to the development at South Quadrille Boulevard and Fern Street. For years, Publix has talked about replacing its current store with a larger one, as they tend to do and because the current building was originally built for a Wild Oats Market that never happened.

  3. I wish that changed zoning to allow slimmer and taller buildings. We are full of mega blocks all around 20 floors. So nobody has a view and it looks like one mass wall on concrete. Allow some taller buildings that are slim and allow light and breezes to come through.

  4. Yes. I definitely agree with you. Emailed the city commissioners about this matter a few years ago to consider allowing slender taller towers. This would help with views and create a spectacular skyline. Much better than wide and blocky buildings. I would encourage you to email the city of West Palm Beach commissioners and the mayor. All new towers are about the same height. 25 stories.

    • I would add, discouraging asymmetrical architectural features like windows and balconies. The convention center Hilton is an absolute eyesore for this reason.

      • Speaking of which, what is that cluttered MONSTROSITY proposed on the existing Publix site? The balconies on the building that replaced Macy’s are bad enough. This is West Palm Beach, not Wynwood!

  5. Surprisingly, the east tower by Arquitectonica looks better than the west tower by KPF, especially considering Arquitectonica is the king of architectural mediocrity, case in point, the unimaginative One West Palm and awful watered down proposal for the transit village.
