Mixed-Use Project Proposal in Downtown Pompano Beach Submitted for Review

An application for a mixed-use project in Downtown Pompano Beach, known as Patagonia, was submitted for review by the city’s Development Review Committee on July 3. The project, proposed by the Pompano Beach Community Redevelopment Agency (CRA) in collaboration with developers Frank Gotsman of Hadar Homes and Invest Capital Group under the ICG CGP 58, LLC, is set to be built on 1.26 acres owned by the CRA. The site is on both sides of Northwest Seventh Avenue, north of Martin Luther King Boulevard and a block north of Atlantic Boulevard.

Designed by Miami-based IDEA Architect, with planning by Paola W. West of PlanW3st. Gardner + Semler Landscape Architect is the landscape architect, and Thomas Engineering Group is the civil engineer.

Patagonia’s site plan includes two buildings: a three-story structure on the west side of Northwest Seventh Avenue with 26 apartments and 3,000 square feet of commercial space, and another three-story building across the street with six apartments and 1,800 square feet of commercial space. The development will offer a total of 32 apartments, ranging from 535-square-foot studios to 1,050-square-foot two-bedroom units. A mix of affordable and market-rate apartments will be available.

The project also features 4,800 square feet of commercial space and 67 surface parking spaces. A 1,410-square-foot lobby/common area will be located on the ground floor, but no other major amenities are planned.

Patagonia aims to contribute to revitalizing Pompano Beach’s historic downtown area. The CRA has been actively working to foster development in the area, with Old Town Square being one of the first major projects completed recently. The terms of the property’s sale to the developers have not yet been negotiated, according to CRA Director Nguyen Tran.
