Development plans for a 20-story residential tower have been filed for 1355 Northwest 15th Street in Miami’s Health District. The project, named Gamla Health District, is designed by Behar Font & Partners and developed by Gamla Cedron HD, LLC, an affiliate of Miami-based Gamla Cedron Group led by Shaoul Mishal. Envisioned to rise approximately 232 feet, the building would encompass 337,112 square feet of space, including 224 residential units—predominantly 1-bedrooms, with some studios and 2-bedrooms. The project will also feature a leasing office, co-working spaces, and other amenities, alongside 257 parking spaces in a 7-level garage mostly hidden by residential liner units. At a hearing today, Miami’s Urban Development Review Board will consider plans for Gamla Health District.
The currently vacant development site spans approximately 43,481 square feet, or nearly one acre, and encompasses multiple addresses: 1355/1365/1377 NW 15 Street and 1360/1370 NW 16 Street. It is bound by NW 15th Street to the south, NW 16th Street to the north, NW 14th Avenue to the west, and NW 13th Court to the east and is situated within the city’s major public facilities land use designation.

The building podium deviates from conventional design with its liner units and unique shape. The podium is elevated, creating a semi-public porch condition surrounded by cantilevered slabs that form a distinctive pattern and undulation. These slabs, extending outward in a zigzag fashion, create a dynamic and textured appearance. The materials used in the podium include board-formed concrete, Corten steel, and oolite blocks.

Most amenities are planned for the 8th floor, featuring a landscaped pool deck with a swimming pool surrounded by palm trees, ample seating, cabanas, a BBQ area, a gym, a club room, a kids room, a yoga room, a multipurpose room, and terrace areas. Additionally, a club room will be located on the 20th floor, and the co-working area will be on the ground floor.
