Developers Propose 42-Unit ‘River Square’ for 2655 N.E. 205th Street” Miami, FL

Two Sunny Isles Beach-based developers have proposed a mid-rise housing complex in Miami-Dade County.

The South Florida Business Journal reports that the venture, known as “River Square”, would measure eight stories above grade and offer 42 apartments. The one-bedroom and two-bedroom residences would span 677 to 1,056 square feet. The publication notes that the community “doesn’t appear to have any major amenities”, although plans call for a parking deck with 48 spots.

Aventura Classic LLC and Aventura Classic Two LLC are River Square’s developers. They assembled the project’s 0.70-acre build site in two deals in 2017 and 2022. The build site has some single-family homes but is otherwise mostly undeveloped. As part of moving forward with River Square, developers are seeking to rezone the property from RU-2 to RMD.

The South Florida Business Journal notes that, “There’s been a spike in apartment development west of Aventura as people seek to live near the Aventura Mall, many office buildings and popular restaurants.” River Square is currently in its pre-application phase, where developers hope to get feedback from community members and other entities.

If ultimately approved, it would span “2646, 2642, and 2630 N.E. 206th Street, plus 2655 N.E. 205th Street” Miami, FL, 33180, in Miami-Dade County.
