Construction on the second phase of Flagler Crossing is expected to start by the end of this month. The multi-family housing development will comprise 180 Class A apartments. The Jacksonville Business Journal reports that at least 50 of the homes will be reserved for those earning 85 percent to 120 percent of the area median income (AMI). The U.S. Census Bureau reports that from 2018 to 2022, St. Augustine’s median income was $87,019.
Flagler Crossing II would offer a host of on-site amenities, including a swimming pool, fitness center, and staffed leasing office. There would also be walking trails, and residents would have easy access to the San Sebastian River. The City of St. Augustine approved the second phase in 2022. It will cost $42 million to complete.

General contractor Summit Contracting Group Inc. hopes to have finished the project by early 2026. At full buildout, the Flagler Crossing community will feature 510 homes. Group 4 Design is the venture’s architect. The Jacksonville-based firm also designed the Lofts at Southbank, which Florida YIMBY reported on in September.
The multi-family housing development will measure 10 stories, featuring a self-storage aspect. Of its 100 homes, 80 will be designated for those earning up to 60 percent of the AMI, and the remaining 20 will be available to those earning less than 120 percent.
Flagler Crossing II will join its first phase at 725 Flagler Crossing Drive, St. Augustine, FL, 32084, in St. Johns County.
