Earlier this year, the Commercial Observer shared that Canada-based Great Gulf had purchased a three-acre waterfront site in Palm Beach County, speculating that it would likely host luxury condominiums. Now, as the year draws to a close, the South Florida Business Journal has confirmed that theory, noting that Great Gulf is seeking approval for a 32-story high-end tower.
It would replace the Poinsettia Club Apartments, a three-story, 72-unit complex that was built in 1966. The new condo would span more than 385,000 square feet, offering 87 homes and 204 parking spots—averaging to about 2.34 spaces per unit. There would also be lower-level townhomes. Most condos would span two to three bedrooms, starting at 2,131 square feet. The townhomes would start at 1,401 square feet, and the three penthouses would measure 5,217, 6,193, and 10,636 square feet.
Communal amenities would include second-floor pickleball courts, six guest suites, and a swimming pool. Spina O’Rourke + Partners has partnered with Safdie Architects on the tower’s design. West Palm Beach’s Plans & Plats Review Committee will review the developer’s proposal on Thursday. An affiliate of Great Gulf purchased the potential build site for $28.5 million in the first quarter of 2024.
The venture could unfold at 5400 N. Flagler Drive, West Palm Beach, FL, 33407, in Palm Beach County.
