Ennismore and Cain International have unveiled the first glimpse of the redesigned Delano Miami Beach, set to reopen in late 2025 following a comprehensive renovation. The project will preserve the hotel’s iconic design while incorporating modern elements. Elastic Architects, working in collaboration with Ennismore’s design team, is restoring key historical features such as vertical paint bands, terrazzo flooring, hexagonal lobby columns, and the signature Delano logo. The mezzanine bridge will be reimagined to improve sightlines to the pool and gardens, seamlessly blending timeless charm with contemporary sophistication.
Completed in 1947, the Delano Miami Beach is a defining example of Miami’s Art Deco architectural heritage and mid-century design. In the 1990s, a transformative renovation led by hotelier Ian Schrager and designer Philippe Starck reimagined the property, elevating it into a benchmark for contemporary luxury hospitality. With its minimalist elegance and urban resort aesthetic, the Delano quickly established itself as an enduring icon in Miami’s modern luxury landscape.
The resort will include 171 guest rooms and suites, featuring Bungalow Suites and Penthouse Suites. Interiors will showcase a tonal palette and organic fluidity, complemented by bespoke lighting, custom furnishings, and updated Delano brand signatures, such as a reimagined “Apple a Day” amenity. Oversized windows and terraces will offer sweeping views of the Miami skyline and Atlantic Ocean, emphasizing the property’s prime beachfront setting.
Delano Miami Beach will offer four restaurant and bar concepts, including a reimagined Rose Bar, which has hosted a mix of Hollywood icons and Miami’s elite over the decades. Additional amenities include curated retail, event and meeting spaces, a state-of-the-art wellness studio, and a spa. A new beachfront deck and a fourth-floor pool will complement the legendary ground-floor pool.

The Miami Beach reopening is part of a broader strategy to expand the Delano brand globally. Delano Dubai opened in October 2024 with 251 guest rooms and suites, including the five-bedroom Delano Penthouse, six dining venues, and a redesigned pool and private beach. Earlier in 2023, the Maison Delano concept debuted in Paris, translating the brand’s signature style into a metropolitan social hub.
