TLR Group Reduces Aspects of High-Rise Tower at 601 N. Ashley Drive, Tampa, FL

In February 2022, we shared that Tampa-based developer TLR Group was seeking approval from the Federal Aviation Administration (FAA) for a 540-foot-tall high-rise tower in Downtown Tampa. Although the developer secured approval, it has altered the project’s specs to feature more residences and less commercial and office space. Here’s what’s in store.

The 43-story tower (which previously measured 48 stories) will comprise 600 apartments (a 25 percent increase), 46,000 square feet of office space, and 11,000 square feet of retail. This is a reduction of 32.35 percent and 8.33 percent, respectively. At the time of publication, the Tampa Bay Business Journal reported that the developer did not have a firm construction start date.

Currently, there is a 12-story building on the property, and it will be demolished by DH Griffin. Traded notes that TLR Group purchased the 61,260-square-foot parcel for $20.06 million in 2021, averaging to about $327 a square foot.

Coastal Construction will be the general contractor overseeing the project’s construction, and Arquitectonica designed the project. Other involved parties include Kimley-Horn, TLC Engineering, and Walker Consultants.

The 43-story tower is slated to occupy 601 N. Ashley Drive, Tampa, FL, 33602, in Hillsborough County. The structure will overlook Curtis Hixon Waterfront Park and lie south of Interstate 275.

  1. Correction: The project was previously 43 stories, but has now been increased to 48. This eclipses the 46 floors of St. Pete’s 400 Central residential tower which is currently under construction and holds the record for most number of floors in a building on the west coast of Florida.
