McDowell Housing Partners has broken ground on Ekos on Evans, a new affordable housing community in Fort Myers. Located at 3501 Evans Avenue, less than two miles from the downtown core, the development will deliver 144 apartments across five garden-style residential buildings.

The project will serve households earning 70 percent of the Area Median Income (AMI) or less. Residences will include one-, two-, and three-bedroom layouts, each designed with spacious kitchens, solid surface countertops, stainless steel appliances, energy-efficient systems, and low-flow water features.

“We are incredibly excited to bring Ekos on Evans, our first project in Lee County,” said Chris Shear, President of McDowell Housing Partners. “This community represents more than just new construction—it’s part of our commitment to helping Lee County recover from the devastating loss of housing caused by recent hurricanes. By delivering high-quality, affordable apartments, we are working to replace what was lost and ensure that families have the opportunity to return, rebuild, and thrive here.”

The development is being delivered under Florida Housing’s 4% Low Income Housing Tax Credit program and will receive $17 million in support through Lee County’s Community Development Block Grant-Disaster Recovery funding, designated for areas impacted by Hurricane Ian.

Amenities will include a clubhouse, computer room, fitness room, terrace, grills, swimming pool, playground, and dog park. Completion is anticipated in the fourth quarter of 2026.

The groundbreaking ceremony was attended by McDowell Housing Partners’ Chairman and CEO W. Patrick McDowell and President Christopher Shear, along with Fort Myers Mayor Kevin B. Anderson, Lee County Commissioners David Mulicka and Brian Hamman, Ryan Benson of the Florida Housing Finance Corporation, Senator Jonathan Martin, and John DeAngelis, president and co-founder of DeAngelis Diamond, which is serving as the general contractor.
