Two developers are planning an affordable housing development in Pompano Beach.

Aspire 1650 would measure eight stories above grade and comprise 90 units – all of which would be designated for residents earning up to 120 percent of the area median income (AMI). Broward County’s AMI was $89,100 as of 2024.

Floorplans would include studio, one-bedroom, and two-bedroom layouts, and residents would have access to 239 surface parking spots. Additionally, Aspire 1650 would have a host of on-site amenities, including a fitness center, conference room, and other communal areas.

The Broward Partnership for the Homeless has partnered with Green Mills Group on the project. The pair also partnered together on Seventh on Seventh, a 72-unit affordable housing development in Fort Lauderdale. They intend to spend about $40 million to make Aspire 1650 possible; Green Mills’ website notes that the two hope to get a nine percent tax credit from the Florida Housing Finance Corporation.

Aspire 1650 is different from other affordable housing projects in that it would serve as an extension of Broward County’s North Homeless Assistance Center (NHAC). Aspire 1650 itself would not be a homeless shelter, however.

It’s planned for the three-acre site at 1700 Blount Rd, Pompano Beach, FL, 33069, in Broward County. It would be located on the east side of the Broward Partnership homeless shelter.
