Three New Buildings Named At Gasworx In Tampa’s Ybor City

KETTLER, a real estate investor, developer, and property management company, has announced the names of three new buildings underway at Gasworx in Tampa’s Ybor City. The developments, named The Luisa, Olivette, and The Stevedore, are part of Gasworx, a six-million-square-foot mixed-use district that continues to expand near Downtown Tampa.

The naming process was developed through research and consultation with the Tampa Bay History Center and community organizations to reflect Ybor City’s cultural and industrial history.

The Luisa

The Luisa will be the first residential building in the East Blocks of Gasworx. The five-story structure will include 140 multifamily residences with a mix of studios, junior one-bedrooms, and two-bedroom apartments, as well as short-term rental units. Plans also include 18,000 square feet of ground-floor retail space for dining and neighborhood-oriented shops.

The name honors Luisa Capetillo, the only documented female lector in Ybor’s cigar factories. The Luisa is being constructed by CBG Building Company, with completion expected in spring 2027.

Olivette

Olivette will rise ten stories in the central portion of Gasworx, near the district’s new park, streetcar stop, and Paseo retail corridor. The building will contain 376 residences, two seventh-floor amenity courtyards, and 28,000 square feet of ground-floor retail space.

The name references the steamship Olivette, part of Henry Plant’s fleet that connected Tampa and Havana and transported workers and tobacco vital to Ybor’s cigar industry. The project is being constructed by Moss and is expected to be completed in summer 2027.

The Stevedore

Located on the west end of the district, The Stevedore will include 390 residences and 9,700 square feet of ground-floor retail. The name pays tribute to Tampa’s longshoremen, who worked the city’s docks and contributed to the development of the port.

The Stevedore is under construction by Juneau Construction Company and is scheduled for completion in early 2026.

La Unión Residences & Social Hall

Completed in fall 2024, La Unión Residences & Social Hall delivered 317 units and will feature Duckweed Urban Grocery, opening in early 2026. The name honors La Unión Martí-Maceo, a historic mutual aid society and community hall that once stood on the site and served Ybor’s Afro-Cuban community.

“Gasworx represents more than just a collection of buildings. It’s a vision turning into an intentional, carefully crafted extension of Tampa’s urban sense of place,” said Graham Tyrrell, managing director for Florida at KETTLER. “These names connect directly to the people, ships, traditions, and industries that built Ybor City. They ensure the district grows with authenticity and respect for its roots.”

“The names we’ve chosen for these buildings are not just decorative—they’re the result of careful research, collaboration, and cultural stewardship,” said Gabby Soriano, vice president of marketing for Gasworx at KETTLER. “From consulting historians to engaging community partners, we wanted to ensure each name has a real purpose. Every choice was made to honor Ybor’s story while giving Gasworx an identity that feels authentic and enduring.”

Rodney Kite-Powell, historian and curator at the Tampa Bay History Center, said, “Ybor City’s history is a story of growth and change, and the next generation of that change is reflected in Gasworx. It is appropriate, then, that so many place names and buildings within the new development reflect the people and places of Ybor’s past, carrying their important legacy into the future.”

Gasworx’s forthcoming 28,000-square-foot marketplace and office tower are currently in the naming process, with announcements expected later this year.

Gasworx is a joint venture between KETTLER, Tampa-based developer Darryl Shaw, and international property company PPF Real Estate.
