New filings with Miami-Dade County reveal an updated vision for Calle 8, a 68-story mixed-use tower proposed at 190 Southwest 8th Street in Miami’s Brickell neighborhood. The project is being developed by Millennium Developments of Brickell, an affiliate of G&G Business Developments, the same firm behind Aston Martin Residences in Downtown Miami. The design is by BMA Architects as Design Architect, with Design Architecture Consultants (DAC) serving as Architect of Record and Langan as Civil Engineer. Originally proposed in 2023, the development has undergone several design iterations, with the latest plans submitted on October 17, 2025.
The property encompasses approximately 61,245 square feet, or 1.406 acres, along Southwest 2nd Avenue between Southwest 8th Street and Southwest 9th Street. It occupies a prime site on the western edge of Brickell, an area defined by its dense urban character, growing skyline, and proximity to major transit corridors. The surroundings feature a mix of residential and commercial developments, including high-rise office and multifamily towers, and offer immediate access to restaurants, cafés, retail, and entertainment venues. Brickell serves as one of Miami’s primary financial districts, attracting both global businesses and a diverse mix of residents. The site’s central location provides direct access to public transit and is within walking distance of the Brickell Metromover and Eighth Street Stations.

The latest design replaces a previously planned 70,000-square-foot music venue within the podium with residential units, shifting the program toward a predominantly residential tower. With the music venue gone and replaced by more residential space, the bulky podium once envisioned in earlier plans has also been removed. That version would have been clad in dark gray metal panels, dark gray metal louvers, and an engineered perforated metal screen system, creating a heavier and more opaque street-level presence. The new design introduces a lighter, more vertically integrated form, with active ground-floor retail along Southwest 8th Street and Southwest 2nd Avenue enhancing the pedestrian experience. The upper volumes incorporate tiered setbacks that create outdoor recreational terraces for residents. The updated façade employs a continuous curtain-wall system with evenly aligned balconies, establishing a more unified relationship between the podium and the tower. The building now rises 737 feet to the architectural top, which remains among the taller planned structures in Brickell, though earlier plans from 2024 envisioned the tower reaching 856 feet above ground.

The material palette features impact-resistant laminated glazing in a light blue hue, aluminum and glass railings, and concrete balconies with defined drip edges and exposed columns. Light gray metal cladding and louvers wrap portions of the façade, complemented by engineered perforated metal screens at the parking garage. Stone finishes such as travertine and sandstone accent the ground-level façade and podium.

The developer intends to activate the site with 500 residential units, approximately 3,669 square feet of office space, and 10,247 square feet of ground-floor retail. The project supports Miami-Dade County’s goals of encouraging vertical mixed-use and transit-oriented development along existing transit corridors to promote connectivity and ridership.
Residences will range from one-bedroom layouts to three-bedroom penthouses on the uppermost floors. Amenity highlights include the 42nd-floor overhanging pool spanning 1,625 square feet, multiple bar spaces, a sauna and steam room, spa facilities, a beauty salon, and a wellness room.
Parking capacity has been reduced from 653 to 556 spaces, distributed across the podium and basement levels to minimize the structure’s street-level massing. The revised design also introduces new podium elements, including a car wash and additional service areas, while enhancing the retail and office components to improve urban integration.

Calle 8 is being reviewed under an Administrative Site Plan Review (ASPR) within Miami-Dade County’s Rapid Transit Zone Metromover Subzone, a designation that allows for increased density, reduced parking requirements, and an expedited approval process. The site, assembled between 2014 and 2015, was incorporated into the RTZ boundary through a 2022 expansion. Millennium Developments received General Development Plan approval in early 2025, making this ASPR filing one of the final steps before permitting can proceed.
Construction timelines have not yet been announced.
