Construction is now underway on Alton Biscayne, a new 12-story luxury residential community taking shape at 11240 Biscayne Boulevard in North Miami, near Biscayne Shores. Designed by Cohen Freedman Encinosa and developed by Kolter Multifamily, a division of Kolter Group, the project will deliver 336 apartment units and a 7-story parking garage to one of the city’s most active growth corridors. KAST Construction serves as the general contractor.
Rising from a 3.3-acre site, Alton Biscayne will encompass more than 605,000 square feet of space and provide 487 parking spaces. The project will include eight townhome flats, along with a full suite of modern amenities designed for an elevated urban lifestyle. Residents will have access to a rooftop amenity deck, golf simulator, arcade room, and saunas, among other features.

According to KAST Construction, the structure will utilize tunnel form construction and auger cast piles to support the foundation. The announcement marks another major milestone in the company’s expanding multifamily portfolio across South Florida.

Kolter Multifamily, known for projects such as Alton Palmetto and other large-scale developments throughout Florida, continues to expand its presence in the state’s multifamily market. While an exact completion date has not been announced, the scale and construction type suggest a delivery window within the next 18 to 24 months.
Once complete, Alton Biscayne will contribute to North Miami’s growing skyline and add a contemporary residential destination characterized by thoughtful design, comprehensive amenities, and proximity to key employment and entertainment hubs across Miami-Dade County.
