Sales have surpassed the $200 million mark for Hotel ORA + Private Residences, a planned mixed-use development at 1101 East Jackson Street in Tampa. The project is being developed by ARC Realty Group, Prosper Group, and Sunwest Construction and designed by Adache Group Architects as part of a $675 million undertaking near the Water Street district. Sales launched nine months ago, and groundbreaking is expected in the first half of 2026.

“We’re bringing a five-star, South Beach-inspired experience to the heart of the city,” said Luigi Novembre, co-founder and COO of ARC Realty Group. “The development will feature 627 luxurious hotel suites and 31 private residences on the upper floors, each boasting airy terraces, high ceilings, private elevator access, and stunning city views. As seen by demand, the condo-hotel units are ideal for income-oriented buyers.”

The 627 hotel suites and 31 private residences will rise within close proximity to Water Street. In recent months, the development team has been promoting Project ORA internationally to realtors and investors in Japan, Korea, and Mexico, as well as in California and New York. These outreach efforts have included speaking engagements that highlight increased interest in Tampa as an investment destination.

The residential offering includes 22 condo floor plans priced between $742,000 and $1.5 million, along with eight penthouse layouts featuring private terraces. Residents will receive membership in the Society Club with access to events, dining, and promotional offerings. A penthouse designed by Maricarmen Castillon is available on the 39th floor for $10 million.
Amenity spaces will include a private rooftop with an infinity-edge pool, hot tubs, gazebos, a poolside restobar, a lobby bar and patisserie, a full-service spa, and a fitness center with changing rooms, saunas, and plunge tubs. The development will feature more than 15,000 square feet of convention space and a national steakhouse occupying 10,000 square feet. A rooftop helipad is also planned.
