Brookstone 805 Flagler LLC, a joint venture between Cornerstone Group and Brookstone Partners, hopes to move forward with a mid-rise project in Little Havana.
805 Flagler would measure eight stories above grade, requiring close to 536,000 square feet of new construction. It would host 354 studio, one-bedroom, and two-bedroom apartments, ranging from 514 to 1,081 square feet. In addition to a top-floor swimming pool, residents would have access to more than 8,000 square feet of indoor amenities, such as a fitness center and co-working space.

There would also be a ground-floor, 5,000-square-foot grocery store/pharmacy. Floridian Development speculates that it could be Walgreens or CVS, although this hasn’t been officially confirmed by developers.
Developer Brookstone 805 Flagler LLC purchased the project’s mostly vacant 2.36-acre site for $15.8 million in 2024. It has requested a 10 percent parking reduction, aiming to proceed with 526 parking spots. Of those spaces, 500 would be in a parking garage, while the remainder would be surface-level spots.
Corwil Architects designed 805 Flagler. The Miami-based firm also designed the 30-story Anatomia, which Miami’s Urban Development Review Board approved in September. If brought to fruition, 805 Flagler would occupy 805 W Flagler St, Miami, FL, 33130, in Miami-Dade County.

Couldn’t possibly be a CVS, as they aren’t opening stores anymore, closing more after expanding too rapidly. Solid infill, but the architecture needs work. Less giant parallelograms that will get twisted by a gust of wind, and more Mediterranean-Revival arches and pergolas.
