Ground has broken on PALMA Miami Beach Residences, a 14-story condominium development underway at 600 71st Street in Miami Beach’s North Beach neighborhood. The project is being developed by Lefferts and is designed by Built Form. Construction officially commenced following a ceremonial groundbreaking held on Tuesday, December 16, marking the start of work on the 127,600-square-foot residential building, which is expected to reach completion in late 2027.
The groundbreaking ceremony was attended by city officials, business leaders, and members of the surrounding residential community. The event included a live performance by American singer-songwriter Maya Azucena, who frequently performs at La Poubelle, a local cabaret piano bar in North Beach.

PALMA Miami Beach Residences will rise 14 stories and contain 126 condominium units, including seven penthouses. The fully furnished one- and two-bedroom residences will range in size from approximately 405 to 1,342 square feet. The building will not impose minimum rental restrictions. Cervera Real Estate is serving as the exclusive sales and marketing firm for the development, with pricing starting in the $650,000s.
During the ceremony, Alicia Cervera, managing partner and principal of Cervera Real Estate, announced that approximately 50 percent of the residences have already been sold. According to the development team, buyer interest has been led by international purchasers from South America, accounting for more than 64 percent of sales, followed by domestic buyers at approximately 20 percent.

Residential interiors will feature private balconies, high ceilings, and floor-to-ceiling impact-resistant glass doors, with select units offering views toward the Intracoastal Waterway. Kitchens are planned with European cabinetry, Bosch appliances, stone countertops and backsplashes, and contemporary under-mounted sinks. Bathrooms will include European cabinetry, stone surfaces, porcelain sinks with dual faucets, frameless glass showers, and premium fixtures. Each residence will be equipped with an in-unit washer and dryer, high-speed Wi-Fi, and an energy-efficient central air-conditioning and heating system.
The project will also include approximately 8,500 square feet of ground-floor retail space and more than 10,000 square feet of indoor and outdoor amenity areas designed by Studio Ramirez. Planned amenities include a resort-style pool deck, wellness hot tub, cold plunge, outdoor summer kitchen, private lounge with indoor and outdoor bar seating, a media and game lounge, and a Technogym-equipped fitness center. A double-height lobby with floor-to-ceiling windows and 24-hour attended service will anchor the building’s main entrance.

PALMA is located within the walkable North Beach district, providing access to nearby recreation, retail, dining, and cultural venues. The surrounding area is characterized by Miami Modern architecture and public green spaces. Nearby destinations include the Miami Beach Bandshell, Normandy Shores Golf Club, the Miami Beach Tennis Academy, North Shore Park Youth Center, and the planned 72nd Street Community Complex, which is expected to include a public pool, library, gymnasium, and additional open space.
The development represents Lefferts’ second completed project within its three-project investment strategy for North Beach. Earlier this year, the firm completed 72 Park, a 22-story condominium tower with 206 units. A third project, 72 Carlyle, is planned as a 19-story, 134-unit condominium building designed by Piero Lissoni. Collectively, Lefferts’ three developments represent an investment totaling approximately $730 million in the North Beach neighborhood.
Lefferts began focusing on North Beach in 2019, following a voter-approved increase in allowable floor area ratio within the North Beach Town Center district in 2017. Since that time, the area has seen increased development activity as additional projects have advanced through the planning and construction pipeline.
