‘Little River Plaza’ Breaks Ground at 7952 NE 3rd Avenue, Miami, Florida

Florida YIMBY has an update regarding an affordable housing development we covered in 2023. Our report shared that the Healthy Housing Foundation had proposed a 12-story community in Miami’s Little River neighborhood. On Friday, the project finally broke ground.

Upon completion, Little River Plaza will feature 250 affordable housing units for residents earning up to 50 percent of Miami’s area median income. Per Miami-Dade County, a four-person household could earn no more than $61,950 a year to qualify. Miami’s median income was $87,200 as of May 2025.

The micro-studios and one-bedroom apartments will span 380 to 540 square feet; residents would have access to 205 parking spots, with five street-level spots reserved for guests. There would also be about 2,890 square feet of ground-floor retail space. A tenant has not been announced.

The Healthy Housing Foundation, a subsidiary of the AIDS Healthcare Foundation (AHF), is the developer. Gomez Construction Company is the general contractor.

Glavovic Studio is the architect. Little River Plaza measures 134 feet at its tallest point. Floridian Development shares that it was designed to enhance energy efficiency, central cooling, and storm resiliency.

The 250-unit development is set for 7952 NE 3rd Avenue, Miami, Florida, 33138, in Miami-Dade County.
