New interior details and renderings have been revealed for The Delmore, a 12-story ultra-luxury oceanfront condominium rising in Surfside. The project is being developed by East Oceanside Development, a subsidiary of DAMAC International, with architecture by Zaha Hadid Architects and interiors by HBA Residential, the specialist residential arm of Hirsch Bedner Associates. ODP Architects serves as the architect of record.
The latest update marks the first comprehensive look at HBA Residential’s design vision for the boutique tower, which will contain 37 full- and half-floor residences averaging more than 7,000 square feet. Residences are priced from $15 million. Amenities are planned to span more than 55,000 square feet.

HBA Residential approached the interiors through what it describes as a hospitality-informed framework tailored to private residential living. The design language emphasizes curvature, restrained material palettes, and tactile finishes that reference the natural surroundings of Surfside. During early site visits, members of the design team collected shells from the shoreline, later informing custom shell stone finishes integrated throughout key amenity spaces.
“The Delmore embodies HBA Residential’s vision of contemporary luxury – timeless, effortless, and deeply liveable,” said Katie Earl, Creative Director at HBA Residential. “It represents a key chapter in our growing U.S. portfolio and commitment to ultra-luxury residential design.”

Material selections were developed in coordination with Zaha Hadid Architects to align with the tower’s sculptural architectural expression. The building’s GFRC façade draws inspiration from sand collected on the Surfside beach, and this contextual approach informed the interior emphasis on fluid geometry and natural light.
“The travertine’s wavy grain was selected to evoke shifting dunes and ocean movement,” said Louisa Lee, Project Director at HBA Residential. “The shell stone carries subtle references to the beach itself. We wanted the materials to feel tactile and transportive, like discovering treasures along the shoreline.”

“The architecture has a gentle fluidity,” noted Katie Earl, Creative Director at HBA Residential. “We designed the interiors as a continuation of that movement – harmonizing materials, lines, and spaces so the experience feels cohesive from the moment you arrive.”
Residences are designed with dual exposures, private elevator vestibules, and principal bathrooms positioned along full-height glazing. Circulation paths prioritize openness and natural light. Wellness amenities will incorporate spa facilities, treatment rooms, and movement-focused programming, alongside an indoor lap pool and a suspended acrylic pool bridging the tower’s two wings. A rooftop deck is planned to offer panoramic views, while a 20,000-square-foot beachside meditation garden will anchor the landscape program by CLAD Landscape Architecture & Design.

Additional amenities include a residents-only restaurant curated by Michelin-level talent and a series of private arrival galleries for each home. The development site is located within Surfside’s oceanfront corridor, often referred to as Miami’s Billionaires’ Triangle.
The project team also includes Douglas Elliman as exclusive broker, Keller North America handling foundation engineering, and Active Security Consulting.
Recent construction milestones include the completion of deep-soil mixing and trench-soil mixing operations by Keller North America, clearing the way for piling installation and subsequent basement excavation. The Delmore is expected to rise above grade in the fourth quarter of 2026, with completion anticipated in 2029.
