A proposal has been submitted to the City of Coral Springs for 32 Hundred, an 11-story, 127-foot-tall mixed-use development planned for 3200 North University Drive in Downtown Coral Springs. The project is being developed by Cade Capital Partners and designed by Behar Font Architects. The tower would introduce 300 residential units and ground-floor commercial space, including a replacement bank facility.
The 3.06-acre site sits along University Drive within Downtown Coral Springs, directly adjacent to Modera Coral Springs in the Cornerstone district. The development would redevelop the existing bank property with a new mixed-use structure rising 11 stories.

The residential program will span studio through three-bedroom layouts, with one-bedroom units comprising the majority of the mix. Plans call for ceiling heights reaching 10 feet in most residences, with select units rising higher. Floor-to-ceiling glazing and wraparound balconies are shown in the preliminary elevations.

More than 8,000 square feet of indoor amenity space is proposed, along with a pool deck and outdoor seating area. The ground level will contain 17,020 square feet of commercial space, including 5,350 square feet dedicated to a bank tenant and a four-lane drive-through. Residential units are planned to screen portions of the structured parking garage.

During its initial review, the city’s Architectural Review Committee raised comments regarding the visibility of the parking podium, balcony railing materials, and the need for stronger vertical articulation along the facade. The proposal will next advance to the Coral Springs City Commission for further consideration.
