Updated renderings have been released for FAT Village, a 5.6-acre mixed-use redevelopment in Fort Lauderdale’s Flagler Village neighborhood. The approximately $500 million project is being developed by Urban Street Development in partnership with Hines. The master plan is designed by Solomon Cordwell Buenz, with DLR Group leading the office design.

The development is located just north of Downtown Fort Lauderdale and will introduce a mix of office, residential, retail, dining, and cultural uses organized around a pedestrian-scaled internal street network. The new renderings emphasize activated ground-floor frontages, shaded sidewalks, and landscaped public gathering areas integrated between buildings to create a cohesive district framework.

Anchoring the first phase is T3 FAT Village, a six-story, approximately 180,000-square-foot mass timber office building that recently topped out, completing its superstructure. The building represents the first mass timber office development in Fort Lauderdale and is part of Hines’ T3 platform, which incorporates timber construction in urban, transit-accessible environments.

The office structure features exposed timber columns and beams, high ceilings, and expansive glazing. Floor plates are designed to accommodate flexible tenant layouts, with an emphasis on contemporary workplace environments that depart from conventional concrete-framed office typologies.

Future phases of FAT Village are expected to deliver additional residential buildings and complementary retail and hospitality components. The redevelopment continues the broader transformation of Flagler Village into a higher-density mixed-use extension of Fort Lauderdale’s urban core, with full buildout projected through 2027.
