Construction Starts on First Phase of Expansive 900-Acre Development in Kissimmee

Atlanta-based Pulte Homes has started construction on the first phase of a master-planned housing development in Central Florida. The transformative venture will occupy 900 acres, most of which is set aside for housing.

Upon completion, Hilliard Isle will feature 2,016 single-family homes – specifically, 422 townhomes and 1,592 single-family standalone homes. In total, there will be eight phases, the first of which will comprise 245 units: 58 townhomes, 62 bungalow-style homes on 32-foot lots, and detached residences on lots measuring 40 to 60 feet.

According to Aponte Group, the first four phases will yield a combined 988 homes, with residents having access to various communal amenities, such as outdoor walking trails, dog parks, and a resort-style swimming pool. Home sales are expected to launch next year.

As noted, Hilliard Isle will occupy 900 acres. Sixty-seven acres will be dedicated to a town center, a vibrant hub that allows for 620 multi-family units and close to 200,000 square feet of mixed-use commercial space. Pulte Group is expected to invest $300 million in its portion of the multi-phased project. The firm has partnered with Empresas Fonalledas and its affiliate, Plaza Lakes LLC.

Hilliard Isle’s development site is located at Simpson Point and Pebble Park Way in Kissimmee, Florida.
