California-Based Developer Proposes 378-Unit Development Near Orlando Fashion Mall

California-based Kennedy Wilson Inc. has proposed a low-rise multi-family development near Orlando’s Fashion Mall.

The project, known to Florida YIMBY as “Herndon Avenue apartments,” would measure five stories above grade and require about 290,000 square feet of new construction. In total, there would be 378 residences, ranging from studio to three-bedroom homes. The Orlando Business Journal reports that there would be five models, one of which includes one-bedroom residences under 750 square feet.

Herndon Avenue apartments would have 744 parking spots; 554 would be in a covered parking garage, while another 136 surface-level spots would be shared with the adjacent Summit Church: Orlando. The remaining spots would be reserved for motorcyclists, bicyclists, and motorists requiring easy parking access.

Amenities would include a swimming pool and an outdoor courtyard. Bliss 815 Herndon LLC owns the 6.6-acre build site. The firm proposed a medical office project there in 2025, but those plans shifted after the acquisition of another property. Kimley-Horn is the civil engineer. Dwell Design Studio is the architect.

The Herndon Avenue apartments development is set to occupy the vacant site behind the post office on the corner of Herndon Avenue and Fox Street in Orlando, Florida, 32803, in Orange County.
