The Regency Nears Completion At 1601 Maguire Road In Ocoee, Florida

Construction is nearing completion on The Regency, a 300-unit apartment community at 1601 Maguire Road in Ocoee. Developed by Orlando-based Selnik Development, the project spans roughly 17 acres between Florida’s Turnpike and State Road 50. The development consists of seven four-story residential buildings arranged in a low-rise, garden-style configuration and is planned to open this July. ContraVest is the general contractor.

Recent aerial imagery shows exterior finishes nearing completion across multiple buildings as sitework and final detailing continue. The façades are clad in a contemporary palette of blue and white, paired with dark gray shingle roofing. Elevations feature a regular grid of windows, projecting balconies with dark metal railings, and varied rooflines that help break up the massing. The buildings appear to utilize a wood-frame construction system over slab foundations, a common typology for multifamily developments of this scale across Florida.

Work is concentrated at ground level, where internal roadways have been paved, including portions tied to the extension of Old Winter Garden Road. Curbs, sidewalks, and pedestrian pathways have been formed throughout the property, while landscaping and final grading continue across the remaining sections of the site.

The central amenity area is also visible, with most work complete on the clubhouse and surrounding structures. Hardscape elements and outdoor amenity spaces are nearing completion, while parking areas on the eastern side of the site around the amenity structures have been striped. Residential parking serving the buildings closest to Maguire Road still awaits final striping.

Residences are offered in studio, one-, two-, and three-bedroom layouts ranging from approximately 753 to 1,443 square feet. Interiors are described as featuring open-concept floor plans with abundant natural light, along with kitchens outfitted with modern cabinetry, premium appliances, and dual-zone wine refrigerators. Additional features include large closets with French doors, contemporary lighting and fixtures, and select units with private patios or balconies.

Amenities will include a resort-style swimming pool with cabana and lounge seating, a fitness center equipped with Pilates reformers, a resident clubhouse with gathering spaces, and a pickleball court. Additional features include co-working areas, a conference room, outdoor spaces for recreation, and pet-oriented facilities such as a dog park and grooming area. The property will also include on-site management and access to nearby shopping corridors, dining options, and major roadways.

Selnik Development acquired the development parcels in 2022 for $8.56 million. Groundbreaking followed in August 2024, with construction now in its final stages ahead of the planned summer opening.

The Regency is positioned within Ocoee’s Target Area 1, a redevelopment district bordered by Colonial Drive, Marshall Farms Road, Maguire Road, and Florida’s Turnpike, where the city has identified future commercial uses such as offices, lodging, food service, and retail. The site sits near several West Orange communities, including downtown Ocoee, Winter Garden, Windermere, and the Wesmere area of southern Ocoee.

The site is approximately 11 miles northwest of Universal Studios Florida, 17 miles northwest of Universal Epic Universe, and 16 miles north of Magic Kingdom Park at Walt Disney World Resort, depending on the selected route.
