Viceroy Brickell – The Residences Opens In Miami’s Brickell District As Brand’s First Standalone Residential Tower Globally

Construction has completed on Viceroy Hotels & Resorts’ first standalone residential concept globally with the opening of Viceroy Brickell – The Residences, a 45-story condominium tower at the gateway of Brickell Avenue and the Miami River in Brickell. Developed by Related Group and GTIS Partners, the tower was designed by Arquitectonica with interiors by Meyer Davis. The project marks the hospitality brand’s first completed standalone residential development without an adjacent hotel component.

The tower rises alongside the Miami River at the entrance to Brickell’s Financial District and contains 420 residences ranging from studios to two-bedroom layouts spanning between 485 and 1,286 square feet. The development also includes two penthouse levels and 56 city flats integrated into the podium levels facing the surrounding streetscape.

The completed structure features more than 37,000 square feet of amenities operated by the Viceroy hospitality team. The 14th-floor amenity deck includes a heated swimming pool, outdoor spa, cabanas, summer kitchen, landscaped lounge areas, and poolside café. Additional amenity spaces include a fitness center with skyline views, treatment rooms, saunas, a resident club room, wine cellar and tasting room, private cinema, and a multi-sport simulator lounge featuring Formula 1 racing and golf simulators.

Residents also receive access to a private marina, the Miami River promenade connected to One Brickell, and membership privileges at the Grand Bay Club in Key Biscayne. The building additionally incorporates contemporary artwork from the Jorge M. Pérez Collection throughout the property.

The opening comes as the Brickell corridor continues to see a wave of residential and mixed-use development activity concentrated along the Miami River and southern Downtown Miami waterfront. Nearby projects include Baccarat Residences Miami, The Standard Residences Brickell, Casa Neos, and One Brickell City Centre.
