Construction has topped out on The Perrin, a 26-story multifamily tower rising 313 feet at 244 SW 9th Street in Miami’s Brickell neighborhood. Developed by Empira Group, designed by Corwil Architects with interiors by OTJ Architects, and built by Jaxi Builders, the project will yield 310 rental residences, approximately 2,500 square feet of ground-floor retail space, and a 380-space parking garage. Delivery is anticipated in 2027.
The featured image above shows the reinforced concrete superstructure from an aerial perspective looking east, now standing at its full 26-story height. CMU wall assemblage is also visible nearing the uppermost floors, while installation of windows and sliding glass doors is trailing not far behind as exterior work continues following the topping-out milestone.

The Perrin will feature a mix of studio, one-, two-, and three-bedroom rental residences alongside a collection of elevated indoor and outdoor amenity spaces. Planned features include a rooftop Zen Garden and Tea Room, a seventh-floor amenity deck with a resort-style pool and cabanas, fitness and wellness facilities, co-working lounges, entertainment spaces, EV charging stations, and bicycle storage. The project is also targeting LEED certification.

The development was previously referred to as Empire Brickell before being rebranded as The Perrin in late 2024.

The Perrin is one of two multifamily developments currently underway in Miami by Empira Group. The developer’s boutique residential project ENSO, an eight-story building with 85 units in The Roads neighborhood, is expected to top out in July 2026.
