FAA determinations have been issued for eight proposed high-rise towers associated with the planned redevelopment of The Galleria at Fort Lauderdale. The filings, issued on May 13, 2026 to FLL GALLERIA VENTURE, LLC and addressed to Ron Tencer of InSite Group, list eight structures labeled B1 through B8, each rising 342 feet above ground level, or approximately 350 feet above sea level. The filings were granted “Determination of No Hazard to Air Navigation” status through the FAA’s OE/AAA system,
The FAA filings appear to correspond with the previously reported redevelopment vision for the approximately 31.5-acre regional mall property near East Sunrise Boulevard and the Intracoastal Waterway. Plans submitted to the City of Fort Lauderdale in August 2025 outline a phased mixed-use redevelopment led by a joint venture between GFO Investments and InSite Group, alongside Atlas Hill Real Estate and Prime Finance.

Current proposals call for 3,144 rental apartments, including 1,273 workforce housing units proposed under Florida’s Live Local Act, a 170-room hotel, office and retail space, restaurants, and more than 4,700 parking spaces. Plans also call for over 1 million square feet of retained and new commercial, retail, restaurant, wellness, and office space. Various reports have indicated the redevelopment could include up to nine towers, though only eight structures were identified within the FAA OE/AAA system filings reviewed by Florida YIMBY. Two of the towers are attached and have occasionally been represented separately in conceptual renderings.
At 342 feet in height, the filings support plans for towers rising approximately 30 stories, though final floor counts may vary depending on floor-to-floor dimensions and rooftop mechanical configurations. The redevelopment proposal follows the 2025 acquisition of the property by affiliates tied to GFO Investments and InSite Group for a reported $73 million.
Wayfair announced in April that it will open its first large-format Florida store at Galleria Fort Lauderdale as part of the center’s comprehensive redevelopment. The location is scheduled to open in late 2027 and will span approximately 94,000 square feet across two levels, offering furniture, decor, housewares, appliances, and products tailored to South Florida’s coastal and indoor-outdoor living patterns. 
The FAA determinations do not authorize construction, though they represent a required step for structures of this scale located within federal aviation review corridors. The approvals establish that the proposed heights would not pose a hazard to air navigation under the submitted conditions and coordinates.

Absolute traffic nightmare incoming for Sunrise Blvd.
Although Florida desperately needs more affordable housing, the Florida legislature needs to add fix clauses to the Live Local Act ASAP! Unintended consequences of the loopholes in this act are popping up all over Florida on future development. Some communities will be forever scarred.
It should require all LLA projects to be classical architecture.
Have lived in Ft. Lauderdale for 3 years now and went to the Galleria once. It was awful, empty and way too old fashioned. Open air like Brickell Center but street level with lawns and fountains.
