Visions Orlando Resort Gets $101 Million in Construction Financing

WD Capital Group has arranged $101 million in construction financing for Visions Orlando Resort & Spa, a 70-acre master-planned resort community underway in Davenport, Florida. Designed by Concepto Taller de Arquitectura with interiors by CastillonVanHam, the project is being developed by Urban Network Capital Group and Vertical Developments at 7007 Osceola Polk Line Road, near the Osceola-Polk county line. The financing supports the continued buildout of the multi-phase resort residential development, which combines vacation residences, hospitality-oriented amenities, and retail.

S3 Capital was identified as the lender for the construction financing facility. WD Capital Group served as capital advisor to both the developer and lender, structuring and arranging the $101 million loan around the project’s multi-phase delivery strategy.

The development includes a mix of single-family homes, townhomes, and condominium residences across a master plan that has expanded since its initial launch. Across Phases I, II, III, and V, all 460 residential units have been fully pre-sold, according to the financing announcement. The pre-sales supported the execution of the construction loan as the development advances through multiple phases.

Upon completion, Visions Orlando Resort & Spa is planned to include a 277-unit condo-hotel, approximately four acres of commercial space, and a broader amenity program serving both residents and visitors. Earlier plans for the development included luxury single-family homes, townhomes, condo-hotel units, and retail space, with the latest financing announcement reflecting the expanded master plan and continued phasing.

Visions Orlando Resort & Spa first broke ground in 2023, with Urban Network Capital Group and Vertical Developments leading the project as a resort-style residential community near Central Florida’s major tourism corridor. The development is being delivered in phases, allowing vertical construction and infrastructure work to proceed while maintaining flexibility for future expansion.
