Demolition Begins on Former Zenith Building at 1390 Main Street for Waldorf Astoria Residences Sarasota

Demolition is underway at the future site of Waldorf Astoria Residences Sarasota, where crews are dismantling the former Zenith Building, a former 12-story office tower at 1390 Main Street in downtown Sarasota. The redevelopment, led by Jebcore Companies  and WMG Development, will replace the existing office complex, including an adjacent two-story office building and parking garage, with an 18-story luxury residential tower containing 86 condominium residences. Designed by ODP Architects with interiors by Workshop/APD  and landscape architecture by DWY Landscape Architects, the project will mark the first standalone Waldorf Astoria residential address in the Sarasota market.

The demolition process is expected to take approximately eight months. According to a recent project update on Instagram, current activity is focused on interior deconstruction. Crews are removing furniture, built-in fixtures, and other non-load-bearing elements at a rate of approximately nine tons of material per day, with more than 150 tons already removed from the site.

Designed to combine the Waldorf Astoria brand’s residential offering with private homeownership, the tower will feature more than 60,000 square feet of indoor and outdoor amenity space. Interior amenities will include the signature Peacock Alley Lounge, a library, private dining room, wellness center with spa treatment rooms, Pilates and motion studios, infrared saunas, steam rooms, a golf simulator, theater lounge, guest suites, and dedicated spaces for children and teenagers.

Outdoor amenities will be centered around a 25,000-square-foot elevated garden featuring a resort-style swimming pool, hot and cold plunge pools, an entertainment lawn, shaded groves, and a Florida Pavilion equipped with a bar and grilling stations.

Construction is anticipated to begin in late 2026 with completion expected in 2029.
