The Faith Group has plans to replace a 1980s-era office building with an affordable housing development in Miami’s Ojus neighborhood. The Aventura-based firm intends to file under the Live Local Act.
Gateway 2 is slated to span about 570,000 square feet of new construction and measure 14 stories above grade. Plans currently call for 376 apartments in five varying floorplans. They include studios, one-bedroom units, one-bedroom units with dens, two-bedroom units, and three-bedroom units.
As per the Live Local Act, at least 40 percent of the homes would be designated as workforce housing for households earning at or below 120 percent of the area median income (AMI). Miami-Dade County’s median income was $87,200 as of May 2025; a four-person household could earn no more than $148,680 to qualify for residency.
Residents of Gateway 2 would have access to 5,000 square feet of interior communal amenities, along with a swimming pool and deck. Additionally, there would be 436 parking spots. The Faith Group purchased the project’s 1.84-acre build site for $6.95 million in 2005; it currently hosts a 36,938-square-foot office building that would be demolished. Idea Architects designed Gateway 2.
The 14-story residential venture is slated for 2627 NE 203rd St, Miami, FL, 33180, in Miami-Dade County.
