An affiliate of Centennial Management intends to proceed with an affordable housing development for seniors in Naranja.
Villa Valencia (not to be confused with the similarly named Villa Valencia in Coral Gables) is slated to measure eight stories above grade and feature 112 apartments. Layout plans would include one-bedroom and two-bedroom units, and residents would have access to 59 parking spots. Gallo Herbert Architects designed the venture.
While our sources didn’t list specific income parameters for the new community, Miami-Dade County defines affordable housing as housing available to households earning at or below 120 percent of the area median income (AMI). Miami-Dade County’s median income was $87,200 as of May 2025.

Tower Road Gardens Inc. is developing Villa Valencia. The Miami-based firm filed a pre-application on Monday. In the pre-application phase, developers get feedback from community members, learn of possible oppositions, and iron out other important details before the start of construction. Tower Road is not filing Villa Valencia under the Live Local Act.
Villa Valencia isn’t the only project by its developer. The firm has many completed projects in the South Florida region, including Ocean Breeze East, Miami Stadium Apartments, and Woodland Grove.
Villa Valencia is planned for the north side of Southwest 268th Street/Moody Drive and east side Southwest 149th Avenue, Naranja, Florida, 33032, in Miami-Dade County.
