Nexo Residences has received its Temporary Certificate of Occupancy as construction approaches completion on the 15-story condominium development at 13899 Biscayne Boulevard in North Miami Beach. Designed by Frankel Benayoun Architects and developed by Fortune International Group and Blue Road, the project contains 254 residences along with a collection of resident amenities, with KAST Construction serving as general contractor.
KAST Construction announced the milestone this week. The TCO allows occupancy to begin while remaining construction and closeout work continues across the property.
In the LinkedIn post, the development shows the exterior largely complete. Floor-to-ceiling glazing and glass balcony railings span the residential elevations, while the projecting floor plates form continuous horizontal bands around the structure. Work at the base has also advanced with landscaping, sidewalks, and other site improvements nearing completion.
Rising approximately 192 feet, Nexo Residences contains 254 condominium units ranging from studios to four-bedroom layouts. The residences were designed with short-term rental flexibility, allowing owners to rent their units without minimum rental restrictions.
The building also includes a two-story technology center with a café, coworking and business facilities, a fitness center, swimming pool and deck, event spaces, outdoor areas, and a rooftop observatory deck. A parking garage provides 396 spaces for residents and visitors.
The development occupies a site along Biscayne Boulevard near the eastern edge of North Miami Beach. Its 15-story massing rises above much of the surrounding low-rise development along this section of the corridor, with the tower set above a multi-story podium.
Fortune International Group and Blue Road acquired the property for $16 million in 2022, and construction began the following year. KAST Construction has overseen construction, with Optimus Structural Design serving as structural engineer.
