2900 Terrace Tops Out Nearly Three Months Ahead Of Schedule In Edgewater, Miami

Construction has topped out on 2900 Terrace, a 32-story residential tower at 401 NE 29th Street in Miami’s Edgewater neighborhood. Developed by Oak Row Equities and LNDMRK Development and designed by Arquitectonica, the 362-foot-tall structure is planned to yield 324 rental units, 15,536 square feet of ground-floor retail space, and parking for 504 vehicles. Coastal Construction is serving as general contractor.

A recent LinkedIn post from project manager John Ellerman announced the milestone following the placement of the final section of the roof slab. He also shared a construction photograph credited to Can Ziyal documenting the topped-out structure. According to Ellerman, the reinforced concrete superstructure reached the milestone nearly three months ahead of the project’s baseline schedule.

Ellerman stated that the concrete operation maintained an average production rate of 1.5 floors per week, or approximately six floors per month, without relying on typical extended working hours. He credited L&R Structural, the MEP trades working on the decks, and structural engineer Adrian De Los Reyes, P.E. with contributing to the pace of construction.

Exterior work has progressed concurrently with the structural ascent. Glazing now encloses substantial portions of the lower and middle elevations, while the upper residential levels remain largely exposed. Installation of the building envelope continues to trail the concrete operation as interior build-out and mechanical, electrical, and plumbing work advance throughout the structure.

The development occupies an approximately 1.5-acre site bounded by NE 29th Terrace to the north, NE 4th Avenue to the west, and NE 29th Street to the south. The property sits one block east of Biscayne Boulevard within Edgewater, where a concentration of residential towers has risen along and immediately inland from the Biscayne Bay waterfront.

Oak Row Equities and LNDMRK Development secured $210.5 million in construction financing for 2900 Terrace in 2025. The financing included a $142.5 million senior construction loan from Bank OZK and $68 million in mezzanine financing from Canyon Partners Real Estate.

2900 Terrace is expected to be completed in the fourth quarter of 2027
